O&M Manuals – No Longer an Afterthought

The value of expertly written and well-presented O&M Manuals is increasingly obvious to both clients and contractors alike.

Steve Kelly, Documentation Manager at End Systems, shares his thought on the rising popularity of professionally written documentation after 28 years of experience in this field;

“It isn’t too long ago when O&M’s were considered as somewhat of an afterthought which were often thrown together in the closing days of a project to attract that tick in the box.

Little thought was given to their technical content or ease of use, let alone the wider benefit of efficiently operated buildings.

Faced with rising fuel costs, building owners are now presented with technically complex facilities designed to operate in combat with these increased running costs. It is therefore of fundamental importance that clients and their facility teams are well appraised on the intended operating and maintenance regimes if buildings life cycle costs are to be realised.

The most advanced lighting control systems, intended to provide all manner of intricate operation are fundamentally floored if commissioned badly or nobody instructs the Building Manage how to use them!

End Systems have built their business model on ensuring that buildings are handed over fit for purpose with an educated client, the very essence of good customer service and delivery.

We have developed a host of services to ensure that design intent is both delivered and communicated to the people who matter – Your Clients.

These services include:-

1. O&M Manuals
2. Building User Guides
3. TM31 Energy Logbooks
4. As Fitted Drawings
5. Client Video Training
6. On-Line O&M Manuals
7. H&S Files
8. Soft Landing Consultancy

Recent feedback also suggests that modest investment made in this type of professional service at the tail end of projects gives contractors an improved customer service deliverable and reduced call back during the defects liability period providing for an overall cost saving.”

EndDocs extends its use across europe

Presented with the prospect of producing O&M Manuals for a prestigious Data House in Sweden, End Systems had the perfect solution to the logistic of sharing information.

With the construction teams based in Stockholm, Technical Authors based in Lancashire and consultants and client representatives spread far and wide, End Systems created an on-line network of users across our dedicated, web based O&M website, EndDocs.

Utilising EndDocs, End Systems collated and compiled all of the third party information, including Technical Specifications, O&M Manuals, As Fitted Drawings and Test & Commissioning Data.

The information gathered was uploaded onto the on-line platform, where a technical appraisal loop was created, enable all users to comment on the documentation directly in EndDocs.
No matter where stakeholders were located, they could always gain access to the web based documents.

Only “One Direction” for latest recruits

Not to be confused for a boy band line up, 2014 will see a new batch of Technical Apprentices launch their careers with End Systems.

With a renowned reputation for Training & Development, End Systems are proud to unveil its latest batch of apprentices.

With a long tradition of developing new talent in the Commissioning & Documentation field, 2013/2014 will see us introduce no fewer than six trainees.

Our training package includes both on the job and academic training with all new trainees studying for ONC in Building Services Engineering.

In this era of high youth unemployment, our clients are can be assured that End Systems are going all out to support local employment and train the next generation of engineers.

Three more apprentices look to build their career with End Systems

Continuing our proud, 20-year tradition of recruiting local youngsters and giving them a chance to build a career with us, we have recently taken on three new Building Services Engineering apprentices.

The 2013 intake will follow the proven modern apprenticeship path, which includes day release at Liverpool Community College to study National and Higher National Certificates and an NVQ level 3 in Building Services Technology, as well as Project Management delivered by our training management agency BEST.

As with our July graduates, the three students will soon start to combine their work and studies, with an eye on graduation in four years’ time.

Good luck lads – we’re with you every step of the way!

ContractorPlus is ‘assure’ sign of quality

Here at End Systems we are fully aware that the market is becoming increasingly competitive, resulting in customers looking to use suppliers that can not only meet their needs, but who can also provide assurance in terms of practices, procedures, quality assurance and compliance with legislation.

That’s why, in order to highlight how seriously we take this area, we have decided to adopt ContractorPlus to demonstrate our compliance with all health and safety legislation relevant to our works.

A wide range of companies – including big names such as Peel Holdings, Harvey Nichols, CBRE and Selfridges – use accreditation with this industry-renowned online system to ensure their workforce and all contractors used are of a proven standard, to make sure they work safely at all times and maintain compliance with all aspects of health and safety.

Also, by becoming members of this scheme it reduces the need for completion of arduous PQQs for each and every project, as ContractorPlus manages all of this on an annual basis.

A proud day for four ESL all-stars

July 2013 saw the culmination of four years’ hard work for four young apprentices, as they graduated with flying colours and prepared to become fully-fledged members of the End Systems team.

In 2009 Matthew Corlett, Matthew Johnson, Anthony Aspinall and Adam Doolan joined us as wide-eyed apprentices, embarking on their two-year ONC programme while at the same time trying to learn the other crucial stuff such as which local café did the best breakfast. Following this, the four then threw themselves into their HNC course with the same determination and, after two more years of dedicated work and study, all passed with flying colours.

Watching on with great pride at the July graduation were company directors Brian Townsend, Audrey Townsend and Kay Corlett, who saw three of the four (relatively!) young apprentices emerge as engineers. The fourth, Adam Doolan, was there in spirit only, as he continued celebrating his achievements in style on a well-earned break in Zante!

Well done lads – we’re all very proud of you!

Local Team Receive Sponsorship

As part of the End Systems sustainability policy and specifically our commitment to “Healthy Communities”, we have chosen Astley & Tyldesley JFC to receive the companies support and sponsorship.

Managing Director, Brian Townsend, reiterated the importance of supporting local communities and in particular efforts to ensure children are supported in sporting initiatives.

Astley and Tyldesley Under 9’s are an enthusiastic and completive football team, playing throughout the North West, it is therefore right that as a local employer we contribute to the tremendous efforts of the volunteer coaching staff and dedicated parents who commit their time to developing kids through sport.

Since introducing the striking new Black Kits, Astley and Tyldesley have been on a winning streak and came away winners in a recent local tournament, after the lads urged the coaches to let them wear the “Lucky New Kits”

Good Luck Lads and We’re expecting great things in the new season!
